A Real Estate Q&A: Mostly Fact or Mostly Fiction?

Let?s play a Real Estate ?Question & Answer? game. But instead of the typical ?Fact or Fiction,? this has a bit of a twist ? a ?Mostly Fact or Mostly Fiction? game?. And the reason I put it this way is because it seems in real estate that there is always an exception to the rule. This is often the result of the emotions and choices that buyers and sellers make that don?t always make financial or practical sense thus resulting in real estate transactions that don?t always proceed in the way in which we expect.

So here is a list of questions that are either ?Mostly Fact or Mostly Fiction,? and I can?t wait to see what you think. ?But before we start, just one last thing ? these answers are based on our current state of the market. We have not had our peak performing real estate years of late, and our economy is unpredictable and still has some instability, and so these questions and answers are coming from that perspective. And now, on to the game:

  • Most of the time, the first offer is the best. Mostly Fact or Mostly Fiction? Mostly Fact. You have probably heard this countless times, and it is indeed true. Almost always the first offer is the best. ?This is due in large part to the fact that buyers discount homes the longer they sit on the market, and generally offers don?t come in within consecutive days of one another. There is usually a lag time between offers, which means buyers will continue to discount the price of the home as the days on the market accrue.
  • Location is just as important as price. Mostly Fact or Mostly Fiction? Mostly Fiction. Location is certainly quite important. In fact, I?m sure you?ve heard that old adage over and over again, ?Location, location, location.? But the truth is ? price is hand?s down the most important factor when it comes to selling a home. Buyers need to feel, see and experience a perceived value in the home, and when they do, they buy!
  • There?s no such thing as underpricing a home. Mostly Fact or Mostly Fiction? Mostly Fact. Or at least theoretically this should be mostly fact. If a home is underpriced, then multiple buyers will perceive such value in the home that they will all jump in to put in an offer. This will result in a bidding war, which ultimately forces up the price of the home to the ?real? market price. The problem with this question, however, is that you can?t really prove the hypothesis. ?Because once you?ve set a price, you don?t get a second chance to set another, higher price to see if you ultimately end up with the same sale price.
  • A buyer who falls passionately in love with a house results in a higher price for the seller. Mostly Fact or Mostly Fiction? Mostly Fact. We don?t see this too much these days, however. Buyers are ultra sensitive about overpaying for a home today. They don?t want to pay more than they should and then be faced with the potential challenge of re-selling the home in the future when there is no way to predict how the economy and real estate market will be at that time.
  • A seller ends up with more money if she initially prices her house at a higher price to test the market. Mostly Fact or Mostly Fiction? This is actually 100% Fiction. The best way for a seller to maximize her sale price is to price her house competitively from the start ? to follow the ?Price to Sell Strategy.? Buyers then feel, see and experience the?perceived value in the house and act quickly ? Mission Accomplished.

Finally as we like to say in our listing presentations, the rule of thumb, which also happens to be 100% Fact, is that the seller sets the asking price, but the market (one or more buyers) sets the selling price for the home.

5-inch live worm removed from man's eye in India

It sounds like something out of a horror flick, but doctors in India say they found and removed a 5-inch live worm from a man's eye.

PK Krishnamurthy, 75, came to Fortis Hospital in Mumbai complaining of "itching and irritation" in his right eye for the past two weeks, BBC News reported.

Eye expert? Dr V. Seetharaman told Agence France-Press he was shocked by what he found -- a writing, threadlike parasite swimming around in the man's eye.

"It was wriggling there under the conjunctiva," he told AFP. "It was the first time in my career of 30 years that I had seen such a case."

Doctors rushed Krishnamurthy to surgery, fearing serious damage, but were able to safely removed the creature as his horrified wife, Saraswati, watched, the Mumbai Mirror reported.

"It just kept moving and jumping," she told the Mirror. "It was scary for a bit."

The worm has been sent to the hospital's microbiologists for testing, AFP reported.

The case was "extremely unusual" and Krishnamurthy was lucky the worm did not end up in his brain, Dr. S Narayani, the hospital's medical director, told the BBC.

It's not clear how the worm got there, but such parasites often enter a person's body through their bloodstream, Narayani told the BBC.

Kusturica and Dodik Unveil Andric Sculpture in Bosnia - Balkan Insight

The monument to the Nobel prize winning writer was unveiled on Thursday, St Vitus Day, a Serbian religious holiday, by Milorad Dodik, President of Republika Srpska, Bosnia's Serb-dominated entity, and film director Kusturica.

The sculpure by Milanko Mandic is set in the main square of Andricgrad, a mini-town being built within Visegrad, based on the ideas from Andric's books, under Kusturica's direction.

?Andricgrad is being built as a town of creativity, art and reconciliation,? Kusturica said on Thursday. ?It will be an international stage where the missed lessons from the period of the Renaissance will be renewed.?

Kusturica said the Andricgrad project had received solid support from Bosnian Serb leader Dodik who had ?proved himself a true fighter for the truth that the Serbian people are not an illegal organization but a small but significant European ethnic group.?

Dodik said that Andricgrad's importance lay in the fact that it represented a sign of how Serbs take care of their culture and their writers.

?This stone town should change the image of the whole municipality [of Visegrad] but also send a clear message that Serbian people do not want to give up on their great men,? Dodik said, referring to Andric, who was born in the Bosnian town of Travnik and died in the then Yugoslav capital, Belgrade.

Andricgrad is to be built as part of a public-private partnership with Kusturica as the largest contributor to the project and Republika Srpska government as a funding partner while the town of Visegrad is providing the location and infrastructure.

The mini-town will include some 50 mainly stone buildings located at the mouth of the Drina River, the setting for Andric's prize-winning book, The Bridge On the Drina.

Construction started on June 28 last year and is due to take three years to complete. It will cost, according to current estimates, some 15 million euro.

Andricgrad will feature stone streets, gates and towers and include a cinema, a theatre, a marina, a gymnasium, craft workshops, hotels, sports facilities, a new building for the Visegrad municipality, galleries, churches and a han.

Kusturica is expected to use the new mini-town in his planned movies Pancho Villa and The Bridge on the Drina. The filmmaker previously built an idealised traditional Serbian village in Serbia near Mokra Gora, called Drvengrad.

Among local politicians and other guests at Thursday's event were Ivica Dacic, soon to be confirmed as Serbia's new Prime Minister, Oliver Antic, a representative of Serbian President Tomislav Nikolic and Serbia's Foreign Minister Vuk Jeremic.

Making the shortest light bursts leads to better understanding of nature

ScienceDaily (June 29, 2012) ? An attosecond is a ridiculously brief sliver of time -- a scant billionth of a billionth of a second. This may seem too short to have any practical applications, but at the atomic level, where electrons zip and jump about, these vanishingly short timescales are crucial to a deeper understanding of science.

In a paper accepted for publication in the American Institute of Physics' journal Review of Scientific Instruments, a team of researchers describes an advanced experimental system that can generate attosecond bursts of extreme ultraviolet light. Such pulses are the shortest controllable light pulses available to science. With these pulses, according to the researchers, it's possible to measure the dynamics of electrons in matter in real-time. Advances in attosecond science may enable scientists to verify theories that describe how matter behaves at a fundamental level, how certain important chemical reactions -- such as photosynthesis -- work. Additional advances may eventually lead to the control of chemical reactions.

"Understanding how matter works at the level of its electrons is likely to lead to new scientific tools and to novel technologies," said Felix Frank, of Imperial College in London and one of the authors on the paper. "In the future, this knowledge could help us to make better drugs, more efficient solar cells, and other things we can't yet foresee."

The researchers were able to produce these pulses by a process called high harmonic generation (HHG). The fundamental technology driving their setup is a high-power femtosecond laser system (femtoseconds are three orders of magnitude longer than attoseconds). The near infrared femtosecond laser pulses are corralled through a waveguide and a series of specialized mirrors, causing them to be compressed in time. With their waveforms precisely controlled, these compressed pulses are then focused into a gas target, creating an attosecond burst of extreme ultraviolet radiation. The experimental system developed by the researchers is able to accurately measure the attosecond pulses and deliver them to a variety of experiments in conjugation with other precisely synchronized laser pulses. "Though it incorporates many novel features, our system builds on a decade of research conducted by physics groups around the world," said John Tisch, lead scientist developing the technology at Imperial College.

Can a genetic switch spice up supermarket tomato?

This Monday, May 30, 2011 photo shows tomatoes on a market table in Vienna, Austria. Using genetics, scientists have been able to dig up the dirt on why homegrown tomatoes taste so much sweeter than the ones in the supermarket. Researchers found a genetic switch responsible for some of the sugar production within a tomato. A study in the Friday, June 29, 2012 issue of the journal Science found that the common type of tomato bred for firmness and good shipping also inadvertently turns off the sugar-producing switch. (AP) ? Using genetics, scientists have been able to dig up the dirt on why homegrown tomatoes taste so much sweeter than the ones in the supermarket.

Researchers found a genetic switch responsible for some of the sugar production within a tomato. A new study in Friday's edition of Science found that the common type of tomato bred for firmness and good shipping also inadvertently turns off the sugar-producing switch. That makes it less sweet and blander than garden varieties.

University of California Davis plant scientist Ann Powell said knowing the genetics behind the sugar-making could lead someday to development of sweeter tomatoes that also travel well.

(AP) ? A 102-year-old Filipino man who came to California as a teenager in 1928 to pick lettuce and cabbage became an American citizen during a touching naturalization ceremony Wednesday at the Los Angeles Convention Center.

"I'm happy," Philippines-born immigrant Joaquin Arciago Guzman said in Tagalog after Wednesday's ceremony, where about 7,300 joined him in taking the citizenship oath.

Nationwide, only 27 people older than 100 have become U.S. citizens in at least the past 50 years, according to U.S. Citizenship and Immigration Services.

"It's extremely rare to see anyone over 100," said Nancy Alby, the agency's field office director for Los Angeles County. "We get a handful in their 90s and 80s. It's more common to see people in their 70s."

The oldest person ever to become a U.S. citizen was Manik Bokchalian of the San Fernando Valley community of Van Nuys. She was 117 when she took the oath in 1997.

At the downtown ceremony, Guzman's niece and caregiver helped him out of a wheelchair to stand during the Pledge of Allegiance and sing "The Star-Spangled Banner." Guzman put his hand over his heart, next to a small American flag in his suit pocket, the Los Angeles Daily News reported (http://bit.ly/MY9wd7).

"It's hard to believe that he first came to the U.S. in 1928 and didn't become a citizen until he was 102 years old," niece Julie Guzman said in Tagalog. "I'm happy for him. There are no words."

Guzman's daughter-in-law Elizabeth Guzman regretted that Guzman's wife, Paz, did not live to see the ceremony. She was 89 when she died in 2007.

"It's sad because she waited many years for him to become a citizen," Elizabeth said in Tagalog. "But I believe she's looking down on us now, and she's happy."

Guzman, who now lives in North Hollywood, was 18 when left the Philippines to harvest lettuce and cabbage in the fertile Salinas Valley fields south of San Francisco.

He returned to the Philippines after more than a decade of toiling in the fields and he fell for Paz Irene Gatchalian, the daughter of a mayor. They were married on New Year's Day 1940.

Guzman returned to the United States before the birth of the first of their six children, and he supported his family by farming property he bought with his earnings.

Guzman brought his wife and two of their adult children to the United States in 1984. They all became American citizens, but Guzman waited to submit an application for reasons that aren't clear.

(AP) ? Before Nancy Meyers, before Sofia Coppola, before Julie Delpy and Kasi Lemmons and Nicole Holofcener, there was Nora Ephron.

She was a rare woman writing and directing in what was (and still is) the male-dominated industry of filmmaking. Ephron staked out her spot on the cinematic landscape with a distinctive voice and formidable wit. Now, she leaves behind a legacy of classic moments and quotable lines after succumbing to leukemia Tuesday at age 71.

The very mention of her name calls to mind a certain kind of movie, something you can't say about many filmmakers, regardless of their gender. They were romantic comedies, yes, but ones for smart women, about smart women, with characters who had both bite and vulnerability to them. Maybe they were a tad too hyper-analytical or neurotic but they were always highly verbal and, more often than not, destined for the kind of happy ending they deserved.

Meg Ryan forged and reinforced her status as America's Sweetheart with roles in movies Ephron either wrote or wrote and directed: The best of these was 1989's "When Harry Met Sally ... (directed by Rob Reiner)," followed by "Sleepless in Seattle" in 1993 and "You've Got Mail" in 1998, both with Tom Hanks in winning form as Ryan's likable everyman co-star.

Decades later, you can still say the line, "I'll have what she's having," and everyone will instantly know what you're talking about. That's how lasting Ephron's work has been and will remain.

Back in the late '80s and early '90s, Kathryn Bigelow was a rare fellow female filmmaker ? and since has gone on to become the only woman to win an Academy Award for best director, for "The Hurt Locker" ? but she's focused on action pictures. Barbra Streisand also tried her hand at directing around this time with "Yentl," ''The Prince of Tides" and "The Mirror Has Two Faces." But Ephron continued on and endured, for better and for worse.

If we're being honest, some of her later work didn't come close to the level of her best-known and best-loved films. "Hanging Up" from 2000, which she and sister Delia co-wrote and star Diane Keaton directed, felt shrill and slapsticky. "Bewitched" (2005), a big-screen version of the 1960s sitcom which she directed, wrote and produced, seemed like a gimmicky strain.

But her final film, 2009's "Julie & Julia," ended her career on a stronger note. Ephron directed Meryl Streep to one of her 17 Academy Award nominations for her joyous, pitch-perfect portrayal of pioneering chef Julia Child. And it was Streep who would play a version of Ephron herself in one of the earliest films she wrote, 1986's "Heartburn," based on her own scathing novel inspired by her marriage to Washington Post reporter Carl Bernstein.

Ephron herself was a three-time Oscar nominee for the screenplays she wrote or co-wrote for "When Harry Met Sally ..." and "Sleepless in Seattle" as well as for her first produced script, for 1983's "Silkwood," directed by friend and frequent collaborator Mike Nichols and again starring Streep in the real-life nuclear drama.

Looking back on the A-list names listed in this piece, it's a real testament to her talent that high-quality actors and filmmakers were drawn to her and wanted to be associated with her again and again. And we haven't even mentioned Billy Crystal, Carrie Fisher, Jack Nicholson, John Travolta, Steve Martin, the list goes on.

It's that kind of singularity of voice and vision that sets an example for filmmakers to come ? both male and female.

Houston Swim Club tryouts: The Houston Swim Club, 8307 Augustine, is holding tryouts for girls and boys ages 6 and older.

Houston Racquet Club Swim Team: The Houston Racquet Club Swim Team participates in the Country Club League which includes the Houston Country Club, The Houstonian, River Oaks, Lakeside, The Forest Club, Briar Club, and The Houston Racquet Club. The Racquet Club has 164 swimmers, and members are ages 5-14. The best swimmers from each team in the league are invited to the Country Club Invitational held annually at the University of Houston Natatorium. The lead clinician is John Herndon, who has coached at all three levels of NCAA competition including Rice University and authored numerous instructional manuals and videos. All clinics will be held at Bellaire Recreation Center, 5125 Laurel in Bellaire.

Basketball Skills sessions: Hybrid Sports Academy will be holding basketball skills sessions for boys and girls ages 8-13 to prepare for Hybrid Hoops upcoming tryouts. These sessions will focus on three key principles: skill development, speed and agility. The sessions will be on Tuesday and Wednesday nights from 7-8:30 p.m. at Exley Elementary in Katy ISD. The sessions will be free to attend but pre registration is required. Sunday sessions will focus primarily on game play to reinforce what was taught during the Tuesday and Wednesday sessions. The Sunday sessions will cost $10 per player to attend to pay for gym costs. It is recommended that those that are thinking about attending the Hybrid Hoops tryouts in November attend each of these sessions to increase their skill level. There are no weight limits, and the tournament is double elimination. NCAA rules will be observed and team trophies will be given to teams finishing in first place through consolation. Teams from all over Texas, Louisiana, Oklahoma and Arkansas will be in attendance. Groups include ages 7-8 (Grades 1-2), 9-10 (grades 3-4), 11-12 (grades 5-6) and 13-14 (grades 7-8).
